Turner Property is a family run Property Lettings business based in Reading. Our aim is to provide good quality rental accommodation for students and professional sharers primarily in the University area of Reading. Our head office is located at Hillside House, Allcroft Road, Reading, RG1 5DJ – a grand Victorian residence built in 1880 for one of the members of the locally known Palmer family.
We are a property lettings business and not an estate agent as all our properties are owned by us. The majority of our properties are Victorian but have been completely reconfigured and refurbished to suit the needs of our tenants. We refurbish our properties to a high standard with particular attention to the local authority requirements. Fire safety is taken very seriously, and all of our properties have fire rated walls, ceilings, doors and a fully zoned fire panel where required. We install contemporary kitchens and bathrooms but also try to retain the original character of the houses.
We have a variety of houses and apartments ranging from studios to large 10 bedroom houses for students. Many of our houses are next to each other or nearby so we can cater for larger groups of students coming from halls who want
to live near each other. On the professional side, most of our houses have ensuite facilities with shared communal areas and include utility bills, internet and a weekly clean.
We have our own team for maintenance and can therefore respond to repairs in a timely manner. Out of hours we have an emergency telephone number direct to a member of our team. We like to treat our tenants as our valued customers and we are proud of our good reputation. We regularly have tenants who stay with us for some time often arriving as students and then seeking accommodation in a professional house after graduating. Holding Deposit

A Holding Deposit is required to reserve a property.
Please note: In the event of the tenant withdrawing within 15 days of paying the Holding Deposit or failing to take up the tenancy within 15 days of paying the Holding Deposit or not complying with point 5 of the reservation receipt the tenant will forfeit their Holding Deposit.

The Deposit covers damages or defaults on the part of the tenant during the tenancy
Late Rent Payment – more than 14 days
Interest at 3% above the base rate of Bank of England per annum, calculated daily.
Interest will be applied from the Rent Due Date.
Lost Key(s)

Any cost for the replacement of keys, fobs, security devices or associated items which have been lost, damaged or broken. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s).
Variation of Contract (Tenant’s request and agreed by the Landlord)
£50 per agreed variation
To cover the costs of the preparation and execution of new legal documents.
Change of Sharer (Requested and replacement found by the tenant)
£50 per replacement tenant
To cover the costs of new tenant / guarantor referencing, right to rent checks, deposit registration and the preparation and execution of new legal documents.
Early Termination (Tenant’s request and agreed by the Landlord).

Should the tenant wish to leave their tenancy agreement early, the tenant shall be liable for the costs in re-letting the property and all rent due under the tenancy until the start date of the replacement tenant. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
