Tenant Application/References

When a suitable property to rent has been found ALL persons aged eighteen or over will complete an Application Form and will be named in the Tenancy Agreement.

For professional tenants we will take up references, which may include a bank reference for which your bank will charge a nominal fee, a credit reference, an employer’s /accountant’s and previous landlord reference.

Tenancy Deposit

Before your tenancy commences you will be required to pay a security deposit. Your deposit will be protected by ‘MyDeposits’

The deposit is held against any damages or expenses arising during your tenancy and will not be released until after you vacate the property, all rent has been paid up to date and proof of all closed utility accounts in the Tenant’s name(s) have been supplied to us.

Inventory and Schedule of Condition

An Inventory and Schedule of Condition of the property, documenting its contents, furniture, fittings and condition will normally have been prepared. It is important that you take care in agreeing the Inventory at the beginning of your tenancy as it will form the basis of any claim for damages.

How do I pay the utility bills in a professional house share?

To provide you with hassle free living your rent includes council tax and utilities.

How long are our tenancies and how much notice do you have to give to vacate a professional property?

We try to be as flexible as possible to suit the demands of your employment so our standard tenancies are usually 12 months with a 6 month break clause. This means that tenants are able to give two months’ notice on or before their rent due date from 6 months onwards. We also offer tenancies of a fixed 12 month basis should tenants request this.

As a Graduate would I require a guarantor? If so who qualifies to be my guarantor?

If this is your first full-time job after university we are likely to ask you for a guarantor who agrees to pay the rent should you not be able to. Guarantors are usually parents or guardians. They will need to be a UK homeowner to qualify to be able to stand as the guarantor.

My parents would like to see the tenancy documents before we sign up?

We would be very happy to send your parents a sample contract and answer any questions that they may have.

What does joint and several liability mean?

Many of our student houses are let to a group of students under one AST (Assured Shorthold Tenancy). Joint and several liability means that tenants are individually and jointly responsible for paying the rent and for all other tenants’ responsibilities during the tenancy.

When does student accommodation become available for the next year?

Students in Reading generally start to look for next year’s accommodation between 1st October to 15th December, though we are happy to take enquiries from students earlier.

Why do student tenants need a Guarantor? Who qualifies to be a guarantor?

As in many cases the student loan doesn’t cover both accommodation and living costs. We therefore ask for a guarantor to agree to pay the students’ rent if the student is unable to do so. Guarantors are usually parents or guardians and they need to be a UK homeowner to qualify to be able to stand as the guarantor.

Holding Deposit

One week’s rent

A Holding Deposit is required to reserve a property.
Please note: In the event of the tenant withdrawing within 15 days of paying the Holding Deposit or failing to take up the tenancy within 15 days of paying the Holding Deposit or not complying with point 5 of the reservation receipt the tenant will forfeit their Holding Deposit.

Five weeks’ rent

The Deposit covers damages or defaults on the part of the tenant during the tenancy

Late Rent Payment – more than 14 days

Interest at 3% above the base rate of Bank of England per annum, calculated daily.

Interest will be applied from the Rent Due Date.

Lost Key(s)

Any cost for the replacement of keys, fobs, security devices or associated items which have been lost, damaged or broken. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s).

Variation of Contract (Tenant’s request and agreed by the Landlord)

£50 per agreed variation

To cover the costs of the preparation and execution of new legal documents.

Change of Sharer (Requested and replacement found by the tenant)

£50 per replacement tenant

To cover the costs of new tenant / guarantor referencing, right to rent checks, deposit registration and the preparation and execution of new legal documents.

Early Termination (Tenant’s request and agreed by the Landlord).

Should the tenant wish to leave their tenancy agreement early, the tenant shall be liable for the costs in re-letting the property and all rent due under the tenancy until the start date of the replacement tenant. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Note: The Landlord is not legally required to agree to this request.
